The buyer in this case is HIH Invest Real Estate, which acquired the property on behalf of the special fund HIH Deutschland+ Core Logistik Invest.

Frankfurt-based Local Partner Felix Bergfort was the lead on the project for GSK Stockmann, supported by Karolin Streser.

Construction of the logistics property on the 15,709 sqm site at Richard-Klinger-Strasse 8 began in summer 2024 and is scheduled for completion in the third quarter of 2025. The development has a total lettable area of 9,414 sqm, which is divided into 8,627 sqm of logistics space, 338 sqm of office and recreational space and 449 sqm of mezzanine space.

The property is equipped with a heat pump and electric charging stations for cars and bicycles, as well as attractive recreational areas for employees. A photovoltaic system will be installed on the entire roof area to supply electricity to the tenant. The property will provide a total of 62 car parking spaces, eight of which will have electric charging points.

The building is being constructed according to a sustainable concept that meets the DGNB Gold standard. The long-term tenant is Ernst Schmitz Logistics & Technical Services GmbH, a medium-sized logistics company which already has nine locations in the Rhine-Main region.
