Lorraine Power is a Partner in our property department and our corporate and commercial department. She joined the firm in 2013.

Lorraine is a property solicitor with extensive experience, having practised in this area continuously since she qualified in 1992. Her expertise are in commercial property, banking, construction, insolvency and corporate recovery, and licensing. Clients include individuals, financial institutions (including receivers appointed by such institutions), developers and statutory bodies.

She has acted on behalf of a number of lending institutions, drafting and finalising the security of the lending institutions and enforcing such securities.

Lorraine is experienced in corporate matters dealing with corporate investments, mergers and acquisitions, shareholder exits, shareholders’ agreements, due diligence in advance of large corporate transactions and re-organisations of group structures. This year Lorraine was part of the team which worked on the successful IPO of Yew Grove REIT plc.

She has also advised on liquidations, receiverships and proceedings under the Bankruptcy Acts.   In the early 1990s Lorraine acted on behalf of one of the first successful “arranging debtors” to emerge from the arranging debtor procedure under the Bankruptcy Act 1988.

Lorraine acts on behalf of many developer clients in the acquisition of development lands, the structuring of development schemes and the ultimate disposal of entire developments.

She advises individual clients, developers and statutory bodies on issues such as part-performance of contracts, retention planning permission problems, building regulation issues and issues arising from the Family Home Protection Act legislation.

Lorraine also advises on all aspects of landlord and tenant law including commercial retail landlords and tenants in relation to the creation of new leases and the disposal of both the landlord’s interests and the tenant’s interests in such units.

Lorraine has extensive experience in dealing with statutory bodies and has acted for them in the acquisition and registration of Wayleaves and Compulsory Purchase Order. She has advised in respect of the realignment of a national primary road and acted on behalf of the Local Authority in relation to the compulsory acquisition of lands for the purpose of creation of roads, and in injunction proceedings in order to demolish property to enable the construction of a road to proceed.

Lorraine has advised in relation to the provisions of the Land and Conveyancing Law Reform Act 2009 relating to “works orders” which ultimately led to the statutory body obtaining one of the first orders obtained in the country under the new legislation to ensure that the re-development of a commercial property could proceed.

She also specialises in licensing for private clients, corporates and public bodies. Lorraine makes applications in both District and Circuit Courts for a wide variety of licenses including new publican’s licenses, restaurant certificates, restaurant licences, public dance licenses, public music and singing licenses, occasional licenses, special exemption orders and club registrations.  Her experience also includes having acted on behalf of the Fire Officer of Limerick City Council for eighteen years in relation to all of the licensing applications dealt with by the Fire Officer during that time.
