Foyen assists Salem Municipality in a sale generating a profit of SEK 38 million
Foyen Advokatfirma, together with PwC, hasassisted Salem Municipality in a purchase and sale of a property over thecourse of a single day, generating a profit of SEK 38 million.
Salem Municipality resolved in 2012 to contract Senectus to construct a senior citizens residential facility on the property designated Salem Parken 6. In conjunction with this, the municipality entered into a 20-year lease for the senior citizens residential facility and also received a purchase option for the property at a predetermined price.
The municipality elected to exercise the option and purchase the property from Senectus. On the same day, the municipality entered into an agreement to resell the property to Heba.
Salem municipality paid SEK 124 million for the property. Heba paid, in turn, SEK 162 million. As announced by Salem Municipality, the municipality thus realized a profit of SEK 38 million.

The senior citizens residential home has 54 apartments and was completed in 2015. In conjunction with the transaction with Heba, the municipality entered into a 20-year lease for the residential care.
