Can you discuss your or your company’s efforts relating to renewability, sustainability, or other environmentally-friendly activities?

Personally, as general counsel, I had the opportunity and the mandate to initiate and lead the company’s sustainability efforts, and today we have a dedicated sustainability department for which I am responsible for and lead.

Among other policies and initiatives in place, we have a sustainability policy, a climate change strategy, and a 2023-2025 strategic sustainability plan, which are publicly available on our website.

Having completed the 2024 S&P Global Corporate Sustainability Assessment (CSA) cycle with an overall ESG rating of 54 points, Fibra Mty reports 115% compliance with its annual sustainable performance improvement target set for this period in its 2023-2025 strategic sustainability plan. With this result, Fibra Mty is ranked in the top three f its sector at a national level and in the top decile of its sector at a global level.

With an overall score of 62 in the 2024 Global Real Estate Sustainability Benchmark (GRESB) assessment, Fibra Mty shows a 5% increase in its performance compared to 2023, in the context of the inclusion of the Zeus portfolio, which generally doubles the total area assessed compared to the previous year, and maintains the Green Star level in comparison with the 2,223 participating portfolios, which together represent 7 trillion dollars of Gross Asset Value (GAV) in 80 markets worldwide.

As an active signatory of the Principles for Responsible Investment (PRI) promoted by the United Nations, Fibra Mty stands out for increasing its scores in the Governance Policy and Strategy and Real Estate modules by 27% and 3% respectively, while maintaining its score in the Confidence Building Measures module.

Having demonstrated an exceptional commitment to workplace excellence, Fibra Mty was recognised by Great Place To Work® Mexico as one of the Best Places to Work™ Sector 2024, ranking third nationally in the construction sector. This award is in addition to the Best Places to Work in the Northeast Region (ninth place) and Best Places to Work in Mexico (28th place in the category of companies with less than 50 employees nationwide) awarded by the same institute earlier this year.

19 of our real estate portfolio properties have obtained LEED (Leadership in Energy and Environmental Design) granted by the US Green Building Council, which distinguishes existing buildings whose operation demonstrates best practices in favor of sustainability, focusing on energy performance and low environmental impact.

We have also obtained the Green Lease Leader award (Gold level) from the Institute for Market Transformation and the US Department of Energy´s Better Buildings Alliance. Our headquarters have received the EDGE (Excellence in Design for Greater Efficiencies) Advanced Certificate.

Why are in-house lawyers well-placed to drive change in their organisations?

The in-house lawyer typically has a general overview and perspective of the organization and its strategy, objectives, and day-to-day operations. Depending on the level at which the in-house lawyer is positioned in the organisation, the in-house lawyer typically interacts with and has access to senior officials and decision-makers (being one of them). The collaboration and intervention of the in-house lawyer is cross-functional throughout the organisation and functions as a centralised area well positioned to properly identify risks and opportunities to drive the achievement of objectives in various areas of the business, always mitigating risk and ensuring compliance.

It can be challenging to measure a company’s track record in environmentally friendly behavior. What, in your opinion, has mostly been missed in discussions about how green a company is?

The relationship or influence that sustainability initiatives have on the company’s financial results and performance.
