How do you approach managing legal aspects during periods of instability or crises, and how does your legal strategy align with the broader business strategy to ensure the organisation’s resilience?
Our business and legal strategies are closely interconnected with business KPIs being set in accordance with the legal provisions of the markets in which we operate as a real estate developer (both in residential and office sectors). Legal aspects are managed based on various scenarios we consider during the concept development phase of a new project, accounting for potential periods of instability or crises, whether driven by macroeconomic factors or local regulations related to urban planning.
What measures has your company taken to embed sustainability practices into its core business operations, and how does the role of the general counsel contribute to driving and ensuring sustainable practices within the company?
Our core business involves developing office and residential projects. For all our office projects, we have obtained BREEAM, LEED, and WELL certifications with high scores, in alignment with Forte Partners’ ESG policies and related objectives. This ensures that the buildings we develop are consistently improving in terms of energy efficiency and carbon footprint. Our sustainability practices include sourcing 100% of our electrical energy from renewable sources, purchasing carbon offsets for long-term gas consumption, and implementing numerous enhancements in our buildings, such as reusing rainwater for irrigation, using weather forecasting for higher performance cooling, and installing automated/daylight dimming lighting controls and other bespoke BMS modules designed to save energy. In addition, investments in biophilic elements have created a more welcoming and healthier environment. All of these initiatives require significant attention and guidance from our legal department.
What emerging technologies do you see as having the most significant impact on the legal profession in the near future, and how do you stay updated on these developments?
AI is currently impacting all professions, and the legal field is no exception. We view this impact as largely positive and beneficial for our work, as it saves time and resources. Technologies related to sustainable development also affect our profession, and we stay informed about these innovations through various channels, including our suppliers and media outlets that cover these developments.
In your opinion, what are the main trends that are salient in your country currently (these can be legal, political, economic, or business-based)?
Currently, the evolution of urban regulations in Bucharest, Romania, where we primarily operate, is of utmost importance to our activities as a real estate developer. Additionally, the evolution of macroeconomic fundamentals, such as inflation and interest rates, is a key factor we monitor. Both significantly influence the demand for office space and residential projects, thereby impacting our business strategy and objectives.
